What does it really<\/em> take for a smart building to help people feel better, work better, and perform better?<\/p>

That question sat at the heart of the BCO London Committee\u2019s recent seminar and tour of GSK\u2019s award-winning London headquarters – a morning filled with bold ideas, frank discussions, and an honest look at what it means to deliver smart at scale.<\/p>

Chaired by Harri John, CBRE\u2019s head of digital<\/strong>, the panel brought together leaders from GSK, Google, Cordless Consultants and Royal London to explore the evolving world of intelligent workplaces.<\/p>

Where smart starts: Human behaviour and ethical data<\/strong><\/p>

Chris Higgins, head of property EMEA at GSK<\/strong>, opened the conversation with a story that immediately grounded the morning\u2019s theme: the importance of trust when gathering personal wellbeing data.<\/p>

GSK\u2019s workplace science project collected information from volunteers on sleep, step counts and daily activity – deeply personal metrics. Higgins recalled the initial anxiety within GSK\u2019s IT security team when the idea was first proposed back in 2017.<\/p>

\u201cWe didn\u2019t hide anything \u2014 we asked very openly.\u201d<\/em>

Every data point, from Fitbit to Apple Watch, was anonymised through an independent system before it ever reached GSK. Participants opted in with full transparency and, crucially, the insights were shared back with them. According to Higgins, seeing tangible improvements created a positive feedback loop that encouraged healthier behaviours.<\/p>

The project\u2019s success wasn\u2019t just technical; it was cultural. Talking openly about health, Higgins said, helps people become more mindful of it.<\/p>

Scaling smart globally: What works in London doesn\u2019t always work in Dublin<\/strong><\/p>

Shifting from a single building to global strategy, Kathy Farrington, digital buildings lead at Google<\/strong>, explained how Google\u2019s smart building vision has evolved – and how difficult it is to replicate innovations across continents.<\/p>

\u201cWe quickly discovered that what works in London doesn\u2019t necessarily work in Dublin.\u201d<\/em>

Google\u2019s early focus was on transforming the construction phase: standardising processes, rethinking build sequences, even constructing comms rooms first so devices could be connected earlier.<\/p>

But scaling smart globally meant reimagining the entire approach. The result?
More automation, more centralisation, and less reliance on contractors that vary by region.<\/p>

One standout innovation was Google\u2019s open-source device qualification tool, Test Run – a GitHub-based system that allows manufacturers to pre-test devices before bringing them to Google for approval. Adoption soared. Timelines shrank. Global alignment strengthened.<\/p>

Farrington also described Google\u2019s three-strand smart strategy – insights, manageability and cybersecurity<\/strong> – and how separating these has transformed internal collaboration.<\/p>

Manageability, in particular, excites everyone:<\/p>

\u201cThe idea that you could configure all devices with a single push of a button \u2014 instead of manually \u2014 is incredibly appealing.\u201d<\/em> – Mike Halliday, Technical Director at Cordless Consultants<\/strong><\/p>

Building for a future you can\u2019t predict<\/strong><\/p>

When it comes to challenges, Mike Halliday, technical director at Cordless Consultants<\/strong>, didn\u2019t sugar-coat the reality. \u201cSmart,\u201d he said, means everything and nothing at once.<\/p>

Buildings being designed today won\u2019t be occupied for years to comeand by then technologies will have shifted again.<\/p>

Halliday\u2019s advice on navigating that shift? Start with the fundamentals:<\/p>

  • A clear vision<\/li>
  • Open protocols<\/li>
  • A robust technology backbone<\/li>
  • Controlled, phased adoption<\/li><\/ul>

    \u201cA solid foundation, built early, is the key.\u201d<\/em>

    Landlords, tenants and the battle for flexibility<\/strong><\/p>

    From the landlord perspective, Mark Carroll, development management at Royal London<\/strong>, highlighted the delicate balance between designing for the unknown and meeting evolving occupier needs.<\/p>

    GSK is a prime example: when Royal London first began talks with the business, its vision was still forming. Both teams had to learn – and pivot – together.<\/p>

    And sometimes, Carroll admitted, smart features simply miss the mark:<\/p>

    \u201cWe once developed a feature where, when someone got off a train within 1.5 miles, the showers would sanitise and the coffee machines would start up. It sounded impressive\u2026 but no one used it.\u201d<\/em>

    The message was clear: flexibility beats futurism<\/strong>. Over-engineering leads to waste.<\/p>

    What occupiers really want<\/strong><\/p>

    From the tenant side, GSK and Google shared candid insights.<\/p>

    Higgins explained that sometimes the most important request is not<\/em> to install technology the tenant won\u2019t use – highlighting the friction between accreditation-led requirements and practical workplace needs.<\/p>

    Farrington added that Google now focuses on creating \u201csmart-ready\u201d<\/strong> buildings rather than fully smart ones at handover.<\/p>

    To close, CBRE\u2019s John asked each panelist for one piece of advice:<\/p>

    Focus on the digital foundation. Avoid vendor lock-in. Don\u2019t chase shiny tech.<\/p>

    Start with strategy and gain top-down support. Smart is cultural, not just technical.<\/p>

    Bring smart thinking in early – as early as architecture. And keep talking to tenants.<\/p>

    Be clear on your North Star. For GSK, it was \u201cthe world\u2019s healthiest workplace.\u201d<\/p>

    As the event concluded and delegates explored GSK\u2019s smart-enabled spaces, one thing was clear: the future of smart buildings isn\u2019t about technology alone.it\u2019s about trust, collaboration, flexibility, and purpose.<\/p>
